PI Simulator is a specialised property investment program that makes it as easy as possible
to enter your own income details, details of any properties that you wish to purchase
and details of your loans so that you can prepare an individualised investment plan.
With PI Simulator you can enter basic details about you and your
investment using a simple wizard or popup forms. The program will then show you if you would
meet your lender's loan to value ratio assessment and repayment ability assessment, and also
give you an idea of your expected cash flow for the investment.
PI Simulator not only assesses your planned property purchase and loan but can also
perform What If analysis to show the maximum investment that you could safely make based on
your available funds.

Download the file 'brightspark.zip' to your Desktop.
Unzip the program using a utility such as Winzip®.
Double click the Setup.exe file to install the software.
Click the Windows Start button > Programs > Brightspark > Simulator.
